Non - Peak Season 2025/26:

September 9 - May 30 (sans Holidays):

  • 2 night minimum:

Peak Season 2026/27:

June, July, August - Sept 8

  • 4 night minimum  

  • $2,500/night

  • 2 night minimum if book Tues, wed night only. (*Except holiday dates noted below)

Holiday Rates - 2025/26:

  • Thanksgiving (11/22 - 12/2)...$2,895./night *6nt minimum*

  • Christmas: (12/19 - 12/30).....$2,895./night … *7nt minimum*

  • New Years  (12/31 - 1/3)...$3,195/night … *2nt minimum*

** If  booking doesn't require the actual holiday date, it may be possible to drop minimum; inquire.

Single Night bookings:

  • Allowed in-between bookings , last minute, and or if extra days in month, Inquire: $ 3,000.00 for 1nt.

ALL Additional Fees: 

  • + $625. Cleaning fee (one time)  

  • + 10% Marin County Transient tax (TOT). (*see below)

  • New California Short Term Rental Tax: 15% (*see below)

  • Fully Refundable $800. - Security Deposit.

—-What are these Taxes?

TOT: Transient Tax

Guests that lodge in Marin pay a 10% Transient Hotel Tax (TOT).  This transient tax helps pay for Marin's public roads, facilities, and maintaining public spaces (and is required by most municipalities) *Tax rate varies according to local goverments - San Francisco is currently 14%). 

New Ca. State Short-Term Rental Tax:

Effective January 1, 2025, California implemented a new 15% state tax on short-term rentals, defined as lodging for 30 days or less. This tax is in addition to local TOT.

Extra's Available  Options: 

Upon request …

  • 20 extra Towels: 20 Extra towels can be provided - fee of $75 (to cover delivery/washing/setting out).

  • Two (2) Fold-A-Way beds (up to) can be provided, dressed and fresh - upon request only (Max persons at house is 22).

    • $75 each: these are extra thick and wide fold-beds.  (38”w x 75”L x 15” thickness!)

  • House Cleaning:  $65/hour / or Whole house total refresh: $625. (includes new sheet/towel sets)

Cancellations:

  •  Either party may cancel the reservation in writing up to 60 days prior to the arrival date .

  • There is a $500 administrative fee if you cancel your reservation in whole or part.

Early/Late Check-out policy:

Please understand, due to last minute bookings, showings, and needed repairs, early or late check-outs cannot be guaranteed until several days before arrival date.

Additional Guest & Visitor policies: 

For liability reasons, and your protection, all guests need to be accounted for when staying at the home and must be included on contract. Permission needed by owner for any persons, besides on contract of 20, to be allowed in the home. (examples: photographer, catering co., guests)

An additional trash fee for events with extra people.

  • Daytime: no extra guests allowed but persons on lease - All “guests” must be put on contract.

  • Overnight: Max overnight is 20, up to 22 with permission. Max overnight 22.

    • With permission, Extra 2 persons can be added to group of 20.

      • $85 per extra person/ night (includes freshly dressed fold-bed and towel set).

    • If not exceeding 20 persons, but want different sleeping arrangements, up to 2 fold-a-beds available:

      • 2 Adult fold-a-beds available (extra thick mattress),

        - one time fee of $50 each, fresh and dressed. Includes towel set.

  • If extra persons allowed by owner and not on contract, owner will:

    • Supply an addendum to contract as well as liability contract. 

    • Extra trash/cleaning fee may be added, depending.

  • Fully furnished home with complete amenities provided for up to 20.

    • Enjoy head on views of Lucas Valley Mountains, end of San Francisco Bay, out to the Napa Valley Ridge Line.

  • Cable Access at home - Free.

  • Community Swimming Pool (4-6minute drive- beautiful valley- seamless pool with kid area and diving board)

  • Projector Screen - 42” pull down for Corporate or other. - Free.                 

  • Large Decks, private,  with seating for all and great Views.

  • Quality Oneida Silverware, matching white plates, wine glasses, for up to 20 guests!

  • Laundry Area - Ironing Board and Iron provided at house.

  • Large Outdoor Common Areas, includes decks, lawns and patio (property on 1+acre).

  • Real Bed sizes - Real official size beds of  "Queen", "Full size beds", "Twin beds"(unlike what happens at hotels where only the width requirements are not met).

  • Two (2) Fold-a-way beds provided upon request (fee applies) - always fresh and dressed

  • Parking  - Private driveway & cul-de-sac location - park up to 7 cars!
